Ruan Minor is small, but the area we cover from it isn't uniform at all. The village itself is a fairly ordinary Cornish settlement of cottages and a handful of newer bungalows set back from the coast. Kennack Sands, a short drive south, is exposed beach-front territory with holiday properties taking the weather full-on. And Cadgwith, the fishing cove to the east, is a genuinely tricky access job — a cluster of thatched and slate cottages tumbling down to a working harbour, most of them reachable only on foot or by very careful small-van driving down a lane that wasn't built with vans in mind.

We treat each of these as its own brief rather than assuming a single Ruan Minor spec covers everyone. The village properties get our standard exposed-coast specification. Kennack Sands gets the fuller marine treatment because it's genuinely more exposed than the village a mile inland. Cadgwith gets that same marine spec plus a logistics plan that starts with a site visit purely to work out how we're getting materials down the hill before we even think about booking the install.

Cadgwith is one of the prettiest working fishing coves in Cornwall, and one of the least straightforward places in the county to deliver a full-height composite doorset. The lane down to the cove is narrow, steep and often has fishing gear, pots or a tractor parked somewhere along it. We've learned over the years not to assume a standard delivery run works here — materials often go down on a trolley or by hand for the final stretch, and we schedule extra time into the day specifically for that.

The cottages themselves are typically low-ceilinged and older, some with door apertures that predate any modern sizing convention. Templating here is genuinely bespoke rather than a formality — we measure multiple points on the aperture because these openings are rarely square, and we build the frame to match rather than expecting the building to match a standard size. It's slower work than a modern estate, but it's also some of the most satisfying fitting we do, because getting a well-sealed, well-hung composite door into a two-hundred-year-old fisherman's cottage without disturbing the character of the building is a proper trade skill, not a box-ticking exercise.

Kennack Sands sits right on the coast with a wide, open beach in front of it and very little standing between the properties and the weather coming in off the sea. It's one of the more exposed spots we work in this part of TR12, and the housing here is a mix of older beach bungalows and newer holiday properties, many let out through the summer season.

For the holiday-let owners specifically, we hear the same brief repeatedly: something that survives the salt and the constant use of a changeover door, ideally with keyless or smart-lock entry so cleaning teams and guests don't need physical keys couriered or hidden under a flowerpot. A composite door with a decent smart multi-point lock covers both requirements — the security rating insurers expect and the practical convenience a letting operation actually needs day to day.

We fit the same marine-grade hardware here as we would at Lizard Point itself — A4 stainless fixings, drainable threshold, reinforced frame — because the exposure justifies it. Kennack doesn't have the shelter that some of the village properties inland enjoy, and treating it as a lesser spec just because it's not technically the headland would be a mistake.

Move inland a little, toward Grade or the old serpentine works at Poltesco, and the exposure drops noticeably. These are still coastal-adjacent properties by any normal measure, but the terrain and a bit of tree cover take the edge off compared with Cadgwith or Kennack. We still specify A4 fixings as standard across the whole area — the marginal cost difference isn't worth debating over a few hundred metres of shelter — but the threshold detailing can be slightly less aggressive without any real compromise.

These properties also tend to be a bit more varied in age and style than the coastal clusters — some genuinely old cottages, some 1970s and 80s infill, a scattering of newer barn conversions near Poltesco. Each gets templated individually at survey rather than assumed to fit a standard aperture, which is really just standard good practice everywhere we work, but worth restating because it matters more in a rural scatter like this than it does on a uniform modern estate.

Access planning genuinely is a bigger part of the job here than in most Cornish towns. We do a site check ahead of the survey where access looks tight — particularly for Cadgwith — so that by the time the crew turns up on install day, everyone already knows whether the frame is going in on a trolley, by hand, or straight off the van.

For village and Kennack Sands properties, access is usually far more straightforward, and a typical install completes in a single day exactly as it would anywhere else — removal, templating, frame fitting, slab hanging and a full doorstep handover with the guarantee paperwork. Cadgwith jobs sometimes run a little longer purely because of the physical logistics of the site, and we'll flag that honestly at the survey stage rather than let it become a surprise on the day.

Two questions come up more than any others. First: will a composite door look right on a listed or characterful cottage, particularly in Cadgwith where the whole cove has a strong visual identity? Yes — our heritage panel range and a restrained colour choice (Chartwell Green and Off-White both work well against the cove's slate and thatch) keeps the character intact while giving the practical benefits of a modern doorset.

Second: is it worth the extra spec for a property that's only occupied part of the year? Almost always yes, in our view — an unoccupied property with a poorly sealed door takes longer to show a problem (damp ingress, a jammed lock, a swollen frame) precisely because nobody's there to notice it early. A properly specified composite door needs essentially no attention between visits, which matters more here than almost anywhere given how many of these are second homes or holiday lets.
