Rock has a reputation, and it's largely earned — a lot of the housing stock here is second homes with a genuinely high specification, and the people commissioning door replacements often already know exactly what they want from a previous renovation project elsewhere. That's fine by us; we'd rather talk specifics than guess.

It does mean the conversation is a bit different to a standard family-home job. We get asked about matching ironmongery finishes to existing kitchen or window hardware, about specific RAL-adjacent shades within the Endurance range, and about whether a door will look right against render that's just been redone at considerable expense. We'll be straight with you if something won't work as well as hoped.

The flip side is that composite doors are genuinely well suited to this market — they look the part, they're solid, and they don't need the ongoing maintenance that a bespoke timber door would demand on a property that might sit empty for months at a time.

We'd also say that not every Rock property fits the high-spec stereotype — there are still a good number of longer-standing family homes here that simply need a solid, sensibly priced door replacement without any of the added specification, and we're just as happy quoting for that as for the more elaborate end of the market.

A large proportion of Rock's houses are occupied for a handful of weeks a year, with owners based in London, Bristol or further afield. We're well used to arranging everything — survey, sign-off, payment — without the owner ever needing to be on-site, working instead through a local keyholder, property manager or builder already looking after the place.

This works fine for the door itself, but it does mean we lean harder on getting the details right first time, since a quick site visit to double-check a colour or hardware choice isn't always possible. We'll send photos and, where useful, physical colour samples in advance so decisions are made properly before we cut a single panel.

We also make sure the property's left properly secure at the end of every visit, given it may not be checked again for weeks — locked up, keys handed to the right person, nothing left that could raise an alarm with a neighbour or alarm-monitoring company.

We keep records of previous jobs on individual roads where useful, which occasionally helps when a neighbouring property later asks for something similar — knowing what worked well on a comparable house nearby can shortcut some of the early conversation about style and finish.

Rock sits right on the Camel estuary, and although the water here is more sheltered than the open coast at Polzeath or Port Isaac, salt-laden air still gets everywhere, carried on the wind up and down the river. Timber doors here tend to need repainting more often than you'd expect for a spot that looks calm on a still day.

Composite doesn't have that problem. The GRP skin is unaffected by salt, and the timber-effect finish doesn't need the sanding and repainting cycle that keeps timber joiners busy elsewhere on the estuary. For a second home visited only occasionally, that's a genuinely practical advantage — nobody wants to arrive for a fortnight in August to find the front door needs attention before anything else can happen.

We fit the standard 3-star anti-snap cylinder on every door, which matters more than usual here given how many properties sit empty through the winter months.

It's also worth noting that Rock's more sheltered position on the estuary, compared with the fully exposed coast, does mean slightly less punishing conditions overall — but salt-laden air off tidal water is still corrosive enough over years that we wouldn't recommend cutting corners on build quality just because the spot feels calmer than Polzeath or Daymer on a rough day.

Some of the larger properties towards Daymer Lane and the golf club end of Rock have gated access or shared private driveways, which we need to know about at quoting stage rather than discovering on the fitting day. We're also mindful that Rock's narrow lanes get seriously busy in peak summer, particularly around the ferry slipway and the golf club, so we tend to schedule estuary-front jobs for weekday mornings outside the main holiday weeks where the diary allows it.

For properties only reachable by a shared track, we'll check turning space for the van in advance — some of the older plots here were laid out well before modern delivery vehicles were a consideration.

The Endurance range gives us plenty to work with on Rock's more contemporary builds — anthracite grey and black remain the most requested colours for the newer glass-and-render houses towards Trebetherick, generally paired with a simple, unfussy hardware finish rather than anything ornate.

For the older estuary cottages that predate the recent building boom, a painted-timber-effect finish in a heritage colour often sits better, especially where neighbouring properties have kept a more traditional look. We can bring sample panels to site so you can see how a colour reads in the actual light of the property rather than guessing from a brochure.

Glazing choices vary a lot too — some owners want maximum privacy from the road given how overlooked some plots are, others want as much natural light into the hallway as possible. Both are easy enough with the right decorative glass options, and we'll talk through what's realistic for your door width before you commit.

We're also happy to advise on how a chosen colour will look against a specific render or stone finish once we've seen the property in person, since photographs and sample charts only tell you so much about how a shade reads in Rock's particular quality of estuary light.

Composite doors are made to order, so expect a few weeks between survey and fitting regardless of the property. For second-home owners, it's worth booking well ahead of a planned visit if you want the new door in place before you arrive — trying to squeeze a fit into a short summer stay rarely works comfortably.

On the day, fitting typically takes half a day to a day. We remove and dispose of the old door, fit the new frame and leaf, seal and weatherproof the junctions, and test the locking mechanism thoroughly before handover — important on a property that might not see a repeat visit for some time.

We're happy to liaise directly with architects, builders or property managers already working on a wider renovation, which is common enough on Rock's bigger projects that we'd rather it be the default than the exception.

Where a wider renovation is being phased over more than one contractor, we're happy to slot our part of the work in around scaffolding, other trades or access restrictions the main contractor has already put in place, rather than insisting on our own separate schedule.

Composite doors suit Rock's pattern of occasional occupation better than most alternatives precisely because they don't need attention between visits. A timber door left unused and unpainted through a Cornish winter can develop problems that only show up once someone's back in residence and trying to get the key to turn; composite doesn't have that failure mode in anywhere near the same way.

That said, we'd still suggest whoever checks on the property periodically — a keyholder, cleaner or property manager — gives the door a quick look over during routine visits. Checking the seal hasn't perished, the lock still turns smoothly, and nothing's been dislodged by weather is a five-minute job that saves an unpleasant surprise on arrival for a summer stay.

For the more elaborate hardware finishes we sometimes fit to match a property's existing ironmongery, it's worth a very occasional wipe with a soft cloth to keep the finish looking as sharp as it did on installation day, particularly on properties closest to the water where salt residue settles fastest.
